  • Building a Strong Foundation

    Just like building a house, selling your house requires a strong foundation from the start. Our experienced team has perfected a system for dealing homes with as little stress as possible for the seller. We custom design a listing plan to meet your needs. Each sale is unique, so our foundation starts with understanding the seller's needs, learning about the property, and explaining the terms of the listing agreement in-depth, so that all of the questions are answered before we get started.


    We treat each transaction as a pyramid, and before we can get to the top, we know that we need to build a strong foundation. The first step to making this foundation truly begins at the listing appointment. This is the seller's opportunity to tell us everything they know about the property that may not be noticeable upon visual inspection. 


    Before arrival, we will have researched the property with the County Building Department to check for any open permits. Based on past experiences, we will make suggestions that will deliver a higher sales price with a greater return on investment than one might think. We will then review the real estate market activity and the transactions in the neighborhood and the community growth in the area, and how it might affect the pricing of the property.

  • Pre-listing Activities

    Preparing the home and yard for professional photography will guarantee stunning photos and videography. We also create a written description of the property that is thoughtful and speaks to the property's features and the overall lifestyle! We want prospective buyers to beg to see our listings, and we strive for excellence with the presentation when our properties go "live" on the open market. Our staging ideas are fresh and proven effective with what triggers today's buyers to fall in love with the home.


    Before we list the property, we will ensure that you know the difference between the various contracts and the addenda that might be submitted to you for consideration.

  • Receive and Negotiate Offers

    The third tier of the pyramid is when the property sale is truly within reach. We will be reaching out to our database of prequalified and cash buyers waiting for their dream home to come available. When the property is listed until it is under contract, we provide weekly updates as to the showing activity and feedback from open houses, other agent showings, and prospective buyers. 

      

    There are many variables and terms that sellers need to be made aware of when reviewing the offers. We make sure that we take the time to explain all details to the sellers so that there are no surprises as we climb the pyramid.

  • “Pending” Status

    Once an offer has been selected, the seller is officially "under contract ."We prepare an outline of the essential dates in the contract that we will be carefully following. We have done all we can to have taken precautionary measures to ensure a smooth transaction. We will work through the contract contingency periods one by one. First, we will provide the earnest money deposit is made on time. Next will be the inspection contingency period.

    Meanwhile, there are important dates such as when the buyer should be submitting Association(s) Applications, etc. The final step before the closing day will be the buyer's final walk-through of the property. This usually takes place within 24 hours before closing. The seller should have all personal items removed by this time, and the house should be left clean to ensure a feel-good transaction.


    A seller may need to hire an attorney to prepare their closing documents, but this may not be necessary for some instances. It is always an option at any point in the selling process.
